5 tips for showing your home to potential buyers

by admin on May 27, 2013

Your house can be in a great neighborhood with a big yard and plenty of rooms, but if you want to sell it, that’s not enough. You have to go the extra mile to make sure that it’s staged in such a way that it will be appealing to all of the prospective buyers who come by to take a look.

So, in the efforts of helping you to sell your house just as quickly as possible, we wanted to provide you with five surefire ways to make your modern home even more attractive to potential buyers. Check these tips out below:

Modern  curb appeal

First impressions mean the most, right? Well, when it comes to viewing a house, the first thing that people actually see is the yard. If you can afford to hire a professional landscaper, we recommend that you do so. But if funds are limited, at least make sure to cut the lawn, trim your trees and shrubs, rinse off your driveway (with a water house) and if your mailbox has seen better days, either purchase a new one from your local home improvement store or put a fresh coat of paint on it.

Use modern paint color schemes

If you’ve been living in your house for a couple of years or more, there’s a pretty good chance that your walls have a bit of wear and tear on them. The good news is that a gallon of paint is relatively inexpensive and it can totally change the look of a room in just a matter of hours. Being that you are trying to sell your home, try and stick with neutral colors rather than extremely bright or really dark hues.

Add modern indoor planters

A very inexpensive way to beautify the rooms in your house is to purchase some flowers from a local grocery store to put in a couple of vases or to get a few potted plants from a nursery. Aside from their aesthetic benefits, flowers and plants also help to purify the air as they leave behind a refreshing scent.

Select focal point in decorating room

As prospective buyers are walking from room to room, it’s a good idea to stage each one in such a way that there is a focal point. For instance, in the dining room, it should probably be the table so make sure to set it. In the master bedroom, opt for the bed getting the most attention by purchasing some really beautiful bedding. The bathroom is a bit harder to do, but if you get some new guest towels and another shower curtain, that should do the trick.

Remove personal items

Whether your house is one of the homes for sale in Philadelphia, Phoenix or Boston, when it comes to making your home appear “buyable”, one thing that a real estate agent will probably tell you is to think “hotel” rather than “house”. In other words, decorate it in such a way where people can imagine actually staying in it themselves. In order to achieve that goal, it’s best to remove as many personal items (such as pictures, children’s art, etc.) as possible. Remember, your main objective is to make others feel at home, even while it is still your house. That’s the best way to attract potential buyers.
